How Real Estate Investors Can Use Google To Find Deals

With Google you can run advertising campaigns on what is called “Google Adwords”. If you go to Google and search for anything you will see that there are listings down the right side of the page and also one or two at the top with a different background. These are paid advertisements. Go to Google and search the words “sell my house” and add your city to the search first. Ex: “Charlotte Sell My House”. Look at the different ads for the local realtors and also for the investors selling property. You can also search other keywords and include your city name also. Keywords like, foreclosure, Buy my house, sell house fast, etc. I think you get the idea.

You can go to Google and set up an account to run your ad and when the user clicks on your link it will take them to your website. If you do not have a website you can get a generic website very cheap but remember that you get what you pay for. I am not trying to sell you a website at all and in fact we did not have one until a couple years ago but if you get a generic website then you will be very limited in what it will do and how you can customize it. The neat thing about Google is that you can set a daily and monthly budget. For example you can set your daily budget at $5 a day and your monthly budget at $500 if you want. You can also set it up so that your ads will only show up if someone in your area is searching for your particular keywords. If you are in Orlando, Florida for example, you may only want people who live within 50 miles to see your Google ad so anytime someone who is farther away than 50 miles searches, then your ad will not appear and that will save you money by preventing people out of your area from clicking on your ad, which is how you pay.

You do pay based on cost per click. You may bid to pay .05c per click or $5 per click. Just remember that you pay for the click, not if they sell you anything, buy anything or even sign up for more information at your website. This is why it is important to make sure you have a website that will capture their information before they leave.

Google Adsense

Google Adsense is another type of advertising you can do on Google. Have you ever been to a website and seen the listing of Google ads down one side or the other and at the top of it reads; “ads sponsored by Google”? These are adsense advertisers. You set it up the same way but you just specify that you want it to also be put on other related websites. You can still select a geographic area so you aren’t wasting money on clicks out of your area.

Google Search

This method of locating properties could actually qualify for 4-5 methods. I am placing it in this section because with Google advertising, it is marketing. However, there is so much more to Google, you will be amazed. You can Google anything. Take a few minutes and think about how you could find some motivated sellers, where you could market your properties, how you could build your buyers list of investors and retailers, how you could build your dream team, find local attorneys, appraisers, rehab contractors, how you could fund your deals and much more. Here are a few samples of searches you could do to find all of these above…


“Free Real Estate Ads” “Free Real Estate Listings” “Sell my house” “Buy My House” “Foreclosure Listings” “Investors Club” “Investor Loans” “Hard Money Loans” “Find contractors” Find Attorneys” Find Appraisers” Find Local Realtors”, etc.

You can also add your city or county in front of any of these searches to localize your search. Remember, with Google you do not have to know how to spell because anything you spell wrong, Google will give you a message asking “Did You Mean _______ (with the correct spelling.)

Google Alerts

Google Alerts is a FREE service provided by Google that allows you to list certain keywords and then when something is posted to the internet, Google will send you an email with a link to the page. For example, I have an alert on my name so anytime someone posts anything about me, I know about it. I have seen my name come up in forums, blogs, eBay ads, articles, notices about me coming to speak and/or doing a teleconference with an investors club, etc. Let’s look at how you could use this as a real estate investor. What if you set up an alert with your city or county name then any keywords you would use in searching for a property? Here are a few examples: Charlotte Fixer Upper; Charlotte handyman special; Charlotte foreclosure; Charlotte vacant; Charlotte abandoned; Charlotte reduced; Charlotte must sell; Charlotte motivated seller. The list could go on and on.
